PUBLIC NOTICE
PUBLIC NOTICE, pursuant to Article 16 of the Town Law and the Subdivision Regulations of
the Town of Smithtown, is hereby given that the Planning Board of the Town of Smithtown
will hold a meeting at the Smithtown Senior Citizens Center, 420 Middle Country Rd.,
Smithtown, on Wednesday, October 17, 2012 at 8:00 P.M. to consider the following at
which time all interested persons may appear before the Board to be heard on these
matters:
PERFORMANCE BOND EXTENSION for FILED SUBDIVISION known as OAK RIDGE
ACRES, located on the east side of Graham Pl., South of Smithtown Blvd. and north of Margaret
Ave., Nesconset, Town of Smithtown, Suffolk County, N.Y.
(SCTM #: 0800-167-2-18.2,19.2 & 35.5). Zoning District R-10 and R-105.
The Board will consider the request of Gnarled Hollow Enterprises, Inc. c/o Vincent J.
Trimarco, Esq., 1038 W. Jericho Tpke., Smithtown, NY 11787 to retroactively extend the
performance bond for a period of two years so as to expire on May 14, 2012, and for an
additional period of two years so as to expire on May 14, 2014.
WAIVER REQUEST for FILED SUBDIVISION known as OAK RIDGE ACRES, located on the
east side of Graham Pl., South of Smithtown Blvd. and north of Margaret Ave., Nesconset, Town
of Smithtown, Suffolk County, N.Y. (SCTM #: 0800-167-2-18.2,19.2 & 35.5). Zoning District
R-10 and R-105.
The Board will consider the request of Gnarled Hollow Enterprises, Inc. c/o Vincent J.
Trimarco, Esq., 1038 W. Jericho Tpke., Smithtown, NY 11787 to waive the sidewalks within
the subdivision.
SUBDIVISION KNOWN AS NEST MANOR #1138A, resubmission of a final plat owned by
Salvatore and Joann Guerrera, 98 Silas Canter Rd., Manorville, located on the west side of
Midwood Avenue, 209.92’, south of Nesconset Avenue, Nesconset, Town of Smithtown, Suffolk
County N.Y. (SCTM #: 0800-138-3-8.1) Zoning District: R-15.
Request: Permission to subdivide on a partially developed 1.4 acre parcel of land for two
residential building lots.
COMMERCIAL CENTER – PJ VENTURE (Restaurant), located on the southeast corner of
Crooked Hill Rd. and Henry St., Commack, Town of Smithtown, Suffolk County, NY SCTM#:
174-3-84-7. Zoning District: SCB.
The Board will consider the request of PJ Venture, FG, LLC, PO Box 348 Commack, NY
11725 to permit the construction of a 6,500 sq. ft. restaurant.
