PUBLIC NOTICE
NOTICE IS HEREBY GIVEN, that the Town Board of the Town of Smithtown, Suffolk County, State of New York will meet at the Town of Smithtown Town Hall, Patrick R. Vecchio Building, Victor T. Liss Board Room 99 West Main Street, Smithtown, New York on the 22nd day of March, 2018 at 7:00 P.M., time then in effect, to consider Zoning Petition 2018-02 by Publishing Nerds, LLC for property located on the north side of Main Street, 500 ft. west of Landing Avenue, Smithtown, Town of Smithtown, Suffolk County, NY, CB Zoning District, for a special exception to permit a commercial public recreation facility.and being more particularly bounded and described as follows:
ALL that certain plot, piece or parcel of land, situate, lying or being in the Town of Smithtown, County of Suffolk and State of New York, known and designated as Lot 5 and part of Lot 4, on Map of “Map No. 3 belonging to C.V.B. Pedrick” and filed in the Office of the Clerk of the County of Suffolk November 18, 1899 as Map No. 601 and also known and designated as part of lot 6 on a certain map entitled “Map of Call Manor” filed in the Office of the Clerk of the County of Suffolk on 7-26-1923 as Map No. 638 which is bounded and described as follows:
BEGINNING at a point on the southerly side of Manor Road, distant 147.75 feet westerly as measured along the southerly side of Manor Road from the corner formed by the intersection of the westerly side of Landing Avenue with the southerly side of Manor Road;
RUNNING THENCE South 80 degrees 34 minutes 20 seconds West still along the southerly side of Manor Road, a distance of 13.00 feet to the easterly side of lands now or formerly of Virischa, LLC.;
RUNNING THENCE South 09 degrees 25 minutes 40 seconds East along lands now or formerly of Virischa, LLC., a distance of 104.74 feet;
THENCE South 80 degrees 34 minutes 20 seconds West, a distance of 12.00 feet;
THENCE South 09 degrees 25 minutes 40 seconds East, a distance of 82.92 feet;
THENCE South 75 degrees 46 minutes 20 seconds West a distance of 25.09 feet (actual), South 79 degrees 46 minutes 20 seconds West, a distance of 25.09 feet (deed);
THENCE South 75 degrees 46 minutes 20 seconds West a distance of 0.52 feet to a point;
RUNNING THENCE South 02 degrees 41 minutes 30 seconds East, along lands now or formerly of Blandi and part of a distance through a party wall a distance of 231.62 feet (deed) 231.67 feet (actual) to the northerly side of Main Street;
RUNNING THENCE North 85 degrees 45 minutes 20 seconds East along the northerly side of East Main Street a distance of 37.19 feet;
RUNNING THENCE North 02 degrees 53 minutes 30 seconds West along lands now or formerly Gardiner a distance of 238.09 feet (actual) 235.07 feet (deed) to a point;
RUNNING THENCE North 75 degrees 46 minutes 20 seconds East a distance of 12.76 feet to lands now or formerly of Grundfast;
RUNNING THENCE North 09 degrees 25 minutes 40 seconds West, a distance 185.54 feet to the southerly side of Manor Road;
Reserving unto the Grantor, his successor and assigns an easement for ingress and egress in, to and over the following described Right of Way:
ALL that certain plot, piece or parcel of land, situate, lying and being in the Town of Smithtown, County of Suffolk and State of New York, know and designated as part of lot 5 on a certain map entitled “Map No. 3 belonging to C.V.B. Pedrick” and filed in the Office of the Clerk of the County of Suffolk on November 18, 1899 as Map No. 601 more particularly bounded and described as follows:
BEGINNING at an interior point at the northeast corner of the herein described premises, said point being on the division line between the southerly side of land as shown on “Map of Call Manor”, Map No. 638 and the northerly side of land as shown on “Map No. 3 belonging to C.V.B. Pedrick”, Map No. 601, said point or place of beginning being also distant the following three courses and distances from the corner formed by the intersection of the southerly side of Manor Road with the westerly side of Landing Avenue;
1). in a westerly direction along the southerly side of Manor Road 147.75 feet;
2). South 09 degrees 25 minutes 40 seconds East, 185.54 feet to the northerly side of land as shown on Map No. 3 belonging to C.V.B. Pedrick;
3). along said last mentioned land on said last mentioned map South 75 degrees 46 minutes 20 seconds West 25.09 to the true point or place of beginning;
RUNNING THENCE from said point or place of beginning South 09 degrees 25 minutes 40 seconds East 20.07 feet;
THENCE South 75 degrees 46 minutes 20 seconds West, 22.46 feet to the division line between lots 4 and 5 on Map No. 3 belonging to C.V.B. Pedrick;
THENCE along said last mentioned division line North 02 degrees 41 minutes 30 seconds West 20.41 feet to the southerly side of land as shown on Map of Call Manor, Map No. 638; and
THENCE along said land on said last mentioned map North 75 degrees 46 minutes 20 seconds East 20.06 feet to the true point or place of BEGINNING.
